In January 2019, 13th Floor Investments, in partnership with Key International, CDS International Holdings, and Wexford Capital, acquired 25.1 acres located on South Congress Road in Delray Beach, Florida. The site is set for the development of Parks at Delray, a residential community consisting of 693 apartments in garden-style four- and five-story buildings and 54 townhomes for a total of 747 multifamily units. Savio, the first of two phases, delivered 420 units in July 2024. The second phase is expected to break ground in late 2025.

Parks at Delray represents a unique opportunity to acquire an unusually large surface-parked multifamily development site in the area. The site is proximate to major highways, job centers, universities, and the high-profile shopping, dining, and entertainment districts of both Boca Raton and Delray Beach.
